Singapore has been a multiracial country and a lot of increasing immigrants foreign workers working in Singapore. It's quite challenging for foreigners to share with owners who rented their spare room to get some extra incomes. So far I have noticed that most foreigners cannot stay with owners due to their strict rules such as limited aircon turn on time, limited number of cloth washing, monitoring water usage, no visitor , no cooking etc. All these things have make foreigners to find room to share with their native (home town) people from the same country. Also they can understand each other of their nature and culture since they are from same place. Someone who has huge amount of cash will rent a whole unit from the landlord (owner), then he will sublet the remaining rooms to his fellow countrymen. He will be the so called principle tenant who manage the housemates and take the house under his care. This way, some main tenant can even save a few hundred bucks for themselves as he can charge market price to other rooms. Especially for big families, it is more worth to rent as whole unit and sublet rooms. It is by right illegal to sublet if there is a conditions stated in their tenancy agreement. But I found a lot of people are subletting without letting owner know. If there isn't any legal documents between main tenant and subtenant , then there isn't any proof to show they are illegally subletting. Some tenants ask permission from landlord if they are able to sublet to others. Some landlord agrees, some not. No matter what reason is when you consider to rent or whole unit, each of them have their pros and cons.
If you decide to rent common room or whole unit, you need to consider the followings.
Room rental
Pros
You don't have to pay for PUB (water, electricity, gas and internet bills) . normally its included in rental fee. No extra money cost. Your rental is nett price . Please note some landlord may ask to share PUB bills.
Cons
-your freedom is compromised (probably you may not be able to use living room, but some may allow)
-your water, electricity usage will be limited (like once a week washing, only night time switch on aircon)
-other limitations like no visitors or no cooking
Whole unit rental
Pros,
You are the main tenant. You are incharged. So most of the areas of the units, such as living and kitchen can be mostly occupied by you. You set the rules of the house.
Cons
Probably the maintenance cost will be higher for you as you need to pay the PUB bills , internet bills, and other maintenance fee like aircon servicing , cleaning, repairing etc.
No matter what type of rent you get, most importantly is to find a roommate (housemate) . So far I am aware of few websites to search for their own roommates from same country.
